We trace the handoff between the portal, the payment service and the management platform. Your staff should not have to chase it while a resident waits.
When the payment service points at the bank, we call both.
Our managed IT has no long-term contract and no onboarding fee, and clients stay for decades anyway.
Our clients' systems are watched around the clock by a staffed security operations center, every day of the year. Very few IT companies offer that to a small business, and we do.
We do not advertise and we do not do hard sells. Almost every client has been with us more than ten years. Most have been with us about twenty.
We resell nothing and take no vendor commissions, so nobody pays us to recommend their product.
Within our scope, we document the domains and administrative accounts your business controls. That documentation is yours whenever you want a copy, including when you leave.
A resident gets a payment confirmation and the ledger does not update. Now one transaction has to be matched across the resident portal, the payment service, the bank record and the management platform, and each may identify it differently. Meanwhile the resident is standing in your office asking where their money went.
Repairs come apart the same way. A dispatch service like Property Meld holds the repair photos and status updates, and if those do not sync back, your office may still be looking at an open work order on a finished job.
For the systems in our scope, we call the software providers involved and tell you what we find.
A screening report is not just another file in the shared drive. Under the FCRA, the FTC says a tenant background check is a consumer report: you need a permissible purpose to get one, you certify that it will be used only for housing, and you securely dispose of it when you are done. If it plays any part in an adverse action, the law requires an adverse-action notice.
Screening is also where the fraud shows up. In AppFolio's 2026 survey of 1,617 US residential property-management professionals, 56% reported facing application fraud in the last year, and 65% of those faced more than one type.
Shared logins and access that outlived an employee turn an account problem into a privacy one. For screening systems we agree to cover, we can set up the access, device protection and deletion options the vendor supports. Your screening policy, rental decisions and notices stay with your company and its counsel.
Two software proposals can come from the same parent company. Buildium and Propertyware are both RealPage companies, and Yardi sells both Breeze and Voyager. If you are moving between two of them, ask what the export contains and how long the old system stays readable.
Ask the rest now, not mid-dispute. Can you get an issued owner statement back after it leaves the portal? Can you get the field photos back if the dispatch service closes your account?
Where backup and restore testing are in our written scope, backups stay isolated from what they protect and a restore gets tested rather than assumed.
Decide what comes back first. On the first of the month, that answer may not be the one you would give mid-month.
Ask us anything. One IT question, answered straight, no charge and no pitch.
When a resident's receipt and your ledger disagree, where does your staff get stuck? Send us that.
Do you already have someone doing your IT? Ask anyway. If they have it handled, that is what you will hear.
